Tri-Level Designer Loft | Inner Mission

The Situation
Stephanie and James contacted Montgomery & Lee after listing their loft in the Inner Mission with another agent. The loft had been on the market for 100 days prior to the start of the COVID pandemic. They had already purchased and moved to their new home in Hayes Valley. Compounding the urgency, their ARM on the loft was going to expire in a few months.

The Strategy
We quickly did an in-depth gap analysis of why we believed the loft had not sold and developed a multi-channel marketing plan expanding our ability to reach more buyers and agents through data analytics and utilizing the Compass technology platform to automate marketing strategies execution. Additionally, we created a bespoke website and marketing materials highlighting the major interior renovation and designer as part of the marketing campaign.

The Result
After listing the loft during the pandemic lockdown period, we sold the loft in 10 days to a cash buyer from the South Bay at over the listed price.

Newly Renovated Single Family Home | Hayes Valley

The Situation
The client purchased a single family home that had been fully renovated in a semi-challenging location. This was in part due to the lack of due diligence by their agent concerning the potential future resale implications of the property. The client had purchased a premium home located on the outer cusp of the premium areas within the neighborhood.

The Strategy
Through our access to real-time data, transaction volume, and a superior network of agents, we had the foresight to time the market, and arrange a temporary relocation at the tail end of the COVID-induced housing surge to leverage the last wave of buyers in the market. We recommended immediate surgical updates that would have the greatest visual impact and appeal, and worked to beautify the exterior areas and work with the city to assist with neighborhood issues.

The Result
By adopting the right pricing strategy and targeting our marketing specifically to luxury home buyers and agents above $4mm, we sold the home below the average days on market for $800k over the list price. In the process, we created customized marketing materials and again leveraged the designer to partner with us on the prep and sale of the home.

Grand Scale Top Floor Two Level Condo | Noe Valley

The Situation
The condo market was still recovering from the disproportionate impact COVID had on this segment of the housing market. We realized we had a condo that was the scale of a single family home with two outdoor terraces, a superior floor plan with four bedrooms on the lower level, and an expansive open concept living, dining and kitchen on the top level with views and natural light.

The Strategy
With the surge in single family home values we detected early that buyers were starting to consider larger scale 3 + bedroom condos, but also wanted outdoor space and the feel of a single family home. Therefore, we created and positioned our marketing strategy and plan to target this specific buyer. Using stagers for interior cosmetic updates and a landscape architect for the outdoor spaces, we created the ideal environment for a single family home.

The Result
With very few comparisons to support pricing due to the scale of the condo, we set a new pricing record and outperformed the market when comparing days on market and list price over sale price.

We first started working with the Montgomery and Lee Team in 2020 during a very tricky sale at the start of the pandemic. I was in the process of selling a loft in the Mission and within the first couple weeks of listing it, the pandemic forced the closure of San Francisco, and open houses were effectively shut down. After my property sat on the market for months without much activity, I hired the Montgomery and Lee team to take over my listing from another agent. Todd and Marcus came into the situation prepared to pivot to the new reality caused by the pandemic with a marketing strategy that leveraged technology and showcased the property virtually to a global audience. Any other team would have been intimidated by this sale, but Todd and Marcus conveyed confidence from the start and reassured me they could get it done. Within a couple weeks of taking over the listing, they were able to identify a unique buyer from their marketing efforts and we sold the property at a great price. More recently, in 2022, I enlisted Todd and Marcus in the purchase and sale of 2 single family homes in San Francisco. Again, this was an incredibly sophisticated transaction involving a 6 month rent back to the seller, something lesser experienced agents steered clear of given the tricky legal considerations and inherent risks in a transaction of that length. Todd instilled confidence from the beginning that we could make this transaction work, secure the home at a good price and work with the sellers to ensure a smooth transition 6 months later. Marcus handled the subsequent sale of our existing house and leveraged their connections to identify the perfect buyer before the first open house.
